Thermoplastic polyolefin (TPO)
Thermoplastic polyolefin (TPO) is the fastest-growing segment of the commercial roofing industry. TPO membranes are single-ply roof membranes constructed from ethylene propylene rubber. They are designed to combine the durability of EPDM rubber with the proven performance of hot-air weldable seams. They have been tested as having excellent resistance to ozone, are algae-resistant, environmentally friendly and safe to install. The material’s manufacturers are so confident in properly welded seams that the material is sometimes advertised as a monolithic (seamless) roof. Seam strengths are reportedly 3 to 4 times those of EPDM’s adhesive and tape seams.
Thermoplastic polyolefin is highly resistant to tears, impacts, and punctures with good flexibility to allow for building movement. Thermoplastic polyolefin are available in white, light gray, and black with thicknesses of either 45 mils (.045″) or 60 mils (.060″). The width of the membrane depends on the manufacturer but they usually come in widths of six to six-and-a-half feet and are one-hundred feet in length.
Thermoplastic polyolefin membranes are installed fully-adhered, mechanically-attached or ballasted. Fully-adhered means that the roof is “glued” to the substrate using a special adhesive. What actually happens is the glue creates a chemical bond with the membrane.
Ballasted simply means the membrane is loose laid over the top of the roof, sealed at all penetrations and around the perimeter, and then a ballast is put on it to hold it in place. Ballast usually consists of smooth, round, river rock 2″ – 3″ in diameter and is applied at a rate of 1,000 to 1,200 pounds per roof square (100 sq. ft.). Sometimes concrete pavers are used in their place. These average 20 pounds per square foot. Mechanically-attached membranes are those that use some type of special screw-type fastener to secure it. The type of fastener will depend on the type of substrate but all fasteners are generally screw-type fasteners.
Built Up Roofing
Built up roofing membranes, referred to by the acronym BUR, have been in use in the U.S. for more than 100 years. These built up roofing systems are commonly referred to as “tar and gravel” roofs. BUR systems generally are composed of alternating layers of bitumen and reinforcing fabrics that create a finished membrane. The number of plies in a cross section is the number of plies on a roof: The term “four plies” denotes a four ply roof membrane construction. Sometimes, a base sheet, used as the bottommost ply, is mechanically fastened. Built up roofs generally are considered to be fully adhered if applied directly to roof decks or insulation.
The reinforcing fabrics also are called roofing felts or ply sheets. Roofing felts are reinforced with either glass-fiber mats or organic mats. Felts are produced in a standard width of 36 inches and metric width of about one meter.
The bitumen typically used in BUR roof systems is asphalt, coal tar or cold-applied adhesive. The asphalt or coal tar is heated in a kettle or tanker and then applied by mop or mechanical spreader. Asphalt is a petroleum product refined from crude oil; coal tar is derived from the distillation of coal. Cold-applied adhesives typically are solvent-based asphalts that don’t have to be heated in a kettle or tanker. Built up roofing is a commercial roofing term for a roof system that is built by adding layers. Built up roofing is most often made from alternating layers of roofing felt with different waterproofing materials, coal tar pitch, asphalt, cold application adhesive, and modified asphalt. It is also known as “tar and gravel” roofing, because it’s finished off with a final layer of gravel, crushed rock, or other mineral substance, in order to minimize the effect on extreme weather.
Single-ply roofs are the most reliable flat roof solutions on the market. These come in two main types. Thermoset membranes are manufactured from rubber polymers, and require the use of liquid adhesive or tape to form a watertight seal at the overlaps. Thermoplastic membranes, made from plastic polymers, have seams formed with heat or chemical welding. Most thermoplastic membranes include a reinforcement layer of polyester or fiberglass for increased strength and stability, as well. Either way, these single ply roof materials, more commonly referred to as rubber, or plastic, roofing membranes, are probably the best choice if you need to replace flat roofing.
